Drainage & French Drains in Northern Michigan
Drainage and French drain planning with attention to water collection, slope, access and a suitable discharge location.
Work planned around your property
Moving water away from a problem area requires more than choosing a pipe. Collection points, the route, slope and discharge location need to work together. Floodman provides drainage and French drain work as part of its waterproofing and moisture-control services. Drain installation and discharge scopes are selected for the property; interior and exterior approaches should be discussed before a route is agreed.
Concerns this service can address
- Recurring water collection near a basement or crawl space
- A drain or sump system without a clear discharge route
- Questions about interior or exterior drainage options
- Water that returns after rainfall or snowmelt
What your scope can include
- Review of the collection area, existing drainage and proposed route
- Drain or discharge installation with the specified pipe, connections and access points
- An agreed discharge location suited to site conditions
- Backfilling, cleanup and surface reinstatement where included in the drainage scope
From assessment to project records
Follow the water path
Review where water collects and how existing drains or sump equipment move it. Check access and the proposed discharge area.
Agree on the route
Set out the collection and discharge approach, site constraints and any trenching needed for the drain installation.
Install the specified system
Complete the agreed drain or discharge work, connections and access provisions. Scope details depend on the site and selected system.
Review the finished scope
Record the installed work and explain maintenance access and surface reinstatement. Keep written warranty and care documents.
What depends on your property
- A drainage route depends on slope, site access and a suitable discharge location.
- Excavation and surface work are offered here only as components of the drainage project, not as standalone landscaping or excavation services.
Keep the scope and warranty together
The proposal identifies the work, materials and equipment being supplied. Keep the applicable written warranty and care instructions with those records. Read about project warranty documents
Questions about drainage & french drains
Do you offer interior and exterior drainage?
Discuss both with the office. The water source, collection area, access and discharge conditions determine which approach can be proposed.
Is a French drain the same as a sump discharge line?
No. A collecting drain and a solid discharge line serve different functions. The written scope should identify the type of drain and where its water goes.
Will the disturbed surface be restored?
Ask the proposal to identify backfilling, cleanup and any surface reinstatement included in the drainage work. Do not assume unrelated landscaping is part of the service.
